Definitely good traffic. This indicates how much traffic the buyer can expect. If you are making money off it, it's best to have records of this, too.

First of all your site must have good and sufficient content, because your site's success primarily depends on its content, it must have good SEO, it must be compatible on all devices (Desktop, mobile, tablets), the web pages must load quickly, it must have user friendly navigation and off course a good and consistent traffic. All these qualities will certainly fetch a good price for your site.

If you want to sell your site, your site needs to be aged (both the domain and site). Your site should have a unique design and unique contents. If your contents are copied from other sources, you may never be able to sell your website. In order to sell your website, you should be already generating a good traffic and revenue. A website that does not get good traffic or makes money is hard to sell.
